1. Get what you actually want.

A contractor may sell you a project off a verbal pitch and a rough concept. When it's built and you don't love the result, it's too late. A refined design, worked through with a professional, locks in a plan you're genuinely happy with before a shovel hits the ground.

2. Itemized costs, no gray areas.

A "to scale" plan establishes accurate sizes for fountains, firepits, patios, pools, hardscape square footage, plant quantities, irrigation valves, lighting fixtures, fencing and edging linear footage. You'll know exactly what you have, and exactly what each piece should cost.

After a complimentary 30-45 minute consultation, here's exactly how we go from your existing yard to finished CAD plans.

Signed Contract & Measurements

Once a signed contract and deposit are in, I will proceed to take full measurements (house, windows, doors, plants to keep, fencing, hardscape, utilities) and an over-amount of photos. About 2-3 hours on site. You receive a 'to scale' site plan for your records.

Brainstorm Design Meeting

About 2-4 weeks later, I present (2) conceptual CAD options plus image sheets of plants, materials and components, with approximate itemized pricing, so you can see what fits your taste and budget. 1-2 hours.

Final Design Review

About 2-4 weeks after that, I deliver refined CAD plans with itemized quantities and pricing. Then I refer 2-3 vetted contractors I think you'll match with for bidding, and stay lightly involved during install.

Pricing at a glance: Same-day hand sketch $1,250-$2,000 · Full CAD master plan $2,500-$5,500 · Remote design $550-$1,750+ per yard. Final fee depends on size and scope.
